Updated guidance to remove direct link to NDIS SDA Price Calculator excel file. Replaced with SDA pricing and payments NDIS website containing up-to-date calculator.

Before you start

You have read and understood:

You have:

  • received notification or an alert that the participant has a completed housing application recommending SDA supports and is requesting a shared living arrangement. For guidance to locate the recommendation in PACE, go to article View and update a home and living application. In SAP CRM, the recommendation will be in the Interactions or Inbound documents.
  • received confirmation from the participant (or their authorised representative) of the agreed living arrangements and SDA Appendix H pricing amount between the participant and the SDA provider
  • checked the participant’s housing and accommodation information. In PACE, you can find this in the Details tab in the participant’s Housing Application
  • opened the NDIS SDA Price Calculator from SDA pricing and payments (external) website.

Note: The extra SDA Appendix H amount added to a participant’s plan is not an SDA recommendation. It’s additional support to help the participant with their agreed shared living arrangement. If the participant needs this extra support, we don’t need to change their plan or create and submit a new home and living application.

Understand Appendix H for SDA

FOI 25/26-1877

The SDA Rules 2020 (external) have been updated to better support participants living in an SDA shared living arrangement. For example, SDA eligible participants can share an SDA dwelling with other persons who are not eligible for SDA supports. This could be a partner, financially dependent child, or friend.

There are different pricing arrangements for these arrangements. The pricing arrangements are called Appendix H (previously known as Appendix G in the 2022-23 SDA pricing arrangements). Appendix H is the extra SDA amount added to an SDA eligible participant’s plan. This is to help the SDA eligible participant live in the SDA dwelling with other people who are not eligible for SDA supports.

The pricing for SDA Appendix H applies to an enrolled SDA dwelling in the following four scenarios:

  • When a participant who is eligible for SDA shares a dwelling with other people who are not eligible for SDA and does not share a bedroom.
  • When a participant who is eligible for SDA shares a bedroom with another person who is eligible for SDA.
  • When a participant who is eligible for SDA shares a bedroom with another person who is not eligible for SDA.
  • When a participant who is eligible for SDA shares a bedroom with a person who is not eligible for SDA and that person is financially dependent on the SDA-eligible participant.

The pricing for Appendix H only applies for the duration of any of the arrangements above. It does not continue past that arrangement. If the Appendix H arrangement ends, follow the standard process to add SDA supports in a participant’s plan. To learn more, go to article Add specialist disability accommodation (SDA) funding.

Calculate Appendix H for SDA

The guidance below will support you to apply the Appendix H pricing:

  1. Review the most recent home and living recommendation that includes SDA.
  2. Discuss any risks with the participant. For example:
  • if they have decided to move into a different category of SDA than they were recommended for. For example, if the participant was recommended for the category high physical supports and has chosen to move into an improved liveability enrolled dwelling. Talk with the participant and make them aware of the differences between these dwellings and the risks. To learn more, go to the Specialist Disability Accommodation (SDA) Design Standard (PDF 8.39MB).
  • if they decide to share a room. Talk to the participant about whether sharing a bedroom presents, or has the potential to present, an unacceptable risk of harm to the SDA eligible participant or other persons in the SDA dwelling. To learn more about SDA risks, go to Our Guideline – Specialist Disability Accommodation (external).
  1. Confirm the participant’s address is an enrolled SDA dwelling. To learn more, go to article Check the specialist disability accommodation (SDA) enrolled dwelling details.
  2. Confirm the SDA enrolled dwelling details and the maximum price per resident amount.
